BUIL20- MATERIAL MANAGEMENT AND ITS IMPACT ON THE COST OF BUILDING PROJECT



CHAPTER ONE
1.0                                                          INTRODUCTION
1.1       Background to the Study
The Nigeria building and construction industry continues to occupy an important position in one nation’s economy even through it contributes less manufacturing or other service industries, (Aibiun and Jagboro, 2002). The construction of the building and construction industry, to national economy growth necessitates improved efficiency in the industry by means of cost effectiveness, and timeless, and would certainly contributes to cost saving for the country as a whole; thus the efficient use and management of material have an importance influence on a company’s profit and can delay project construction (Sun, 2004).
            According to Skeen (2008), material management is a planned procedure that includes the purchasing, delivery, handing and minimization of waste with the aim of ensuring that requirements are met.
            According to Caivert (2007). Detailed material schedule and co-ordination of the requisition and of material planning is a key to high productivity on site. Material planning embraces qualifying, ordering and scheduling. Productivity will suffer if the material planning process is not executed properly.
Kwik (2005), stated another issue (which is sametime beyond management control) is material shortages. For example yearly ceme nt shortages have been a topic of debate within one construction industry. Bell and Stukliart (2008) investigated a total concept for a material Management system (MMS) which combined and integrated the take-off, vendor evaluation purchasing ex-gediting, and warehousing and distribution functions of material. The system resulted in improved labour productivity, reduced material surplus, reduced management, manpower and cost saving.
            Al-jiboun (2002) described a computer simulation model, which helps to save the problem of order and deliveries of materials in real life a keeping a predetermined list of order and delivery time of all the materials on site. The delivery time of each kind of material then takes place automatically at the specified time.
            Ineffective materials management for protectcan result in significant cost blowouts and delays in project completion. Such cost inefficiencies will negatively impact global competitiveness, and owner operators and engineering, procurement, and construction companies are trying to streamline work processes for their projects DVAK (2004) stated that incorrect materials information, such as incorrect bills of materials is, inaclurate cycle counts, shipping errors, receiving errors and so on, will also affect the overall project life cycle and in creases project cost.
1.2       Statement of the Problem
Materials account about 70 percent of any construction project which needs efficient management so as to achieve a successful project completion. Materials are very important in the operations of construction site since unavailability of materials can stop the construction work. In addition, unavailability of materials will affect the productivity of any project and also lack of adequate material management leads to abandonment, substandard productivity, high cost of project delivery, bankruptcy / insolvency double handling e.t.c.
1.3       Research Questions
a.         What are the factors that hindering materials management on building construction site?
b.         What effect does materials management have on time, quality and cost of building projects?
c.         What are the components of good materials management on construction site
1.4       Aim and Objectives
1.4.1    Aim
The aim of this project is to assess the material management and its impact on the cost of building project with the view to rate how the cost of material are been controlled and managed by the construction site and adequate and effective management of different material usage within the construction site.
1.4.2    Objectives
The following are this objectives of this study.
a.       To identifying the factors that hindering materials management on building construction site
  1. To examine the effects  most materials have on time quality and cost of building project.
  2. To identify the components of good material management on construction site
1.5       Significance of the Study
a.         This study will be of importance to building professionals and the general public because it would not only clarify but also create awareness of the extent to which inadequacies in materials management can adversely affect the cost of projects.
b.         The study will also help contractors, clients, consultants and all parties involved in construction projects about ways of improving their current method of material management to reduce costs and increase in profit.
c.         This research will also serve as a recourse base to other scholars and researchers interested in carrying out further research in this field subsequently, if applied will go to an extent to provide near explanation to the topic.
1.6       Scope of the Study
This study on the material management and its impact on the cost of building project target all the built environment,  professionals’ (architects, builders, quantity surveyors, civil engineers) opinions in Ibadan looking at their levels of adoption of material management approach considering success with respect to project delivery-quality cost and time.
