INVESTIGATING THE IMPACT OF BUILDING DESIGN ON CONSTRUCTION WORK PRODUCTIVITY

CHAPTER ONE

1.0       BACKGROUND OF THE STUDY

Building Design is a creative professional process utilizing technical and aesthetic abilities in the Imagination and skillful planning and construction of spaces, structures which are logically arranged to provide necessary service. They also provide a functional and aesthetically attractive environment that satisfies physical, social and psychological needs of the owners and users while at the same time provide services to protects public health, safety and welfare. It generally assumed that the building that are standing represent the dreams of the owner, valid design, Idea of designs a quality handwork of master’s builders. Unfortunately, this assumption cannot be true Judging from the spate of abandoned projects and huge amount being spent on the performance standard of these buildings. Given the Spate of Abandoned Projects, the Design of most Construction would be to Achieved Early Completion of their projects with the Estimated Costs, Taking Cognizance of the Associated returns on the Capital Invested on such Projects. These Projects could only be successful executed within a framework of a good Working Relationship between the parties involved in the projects. This can be formed through the design and for the Projects.

Mosaku (1987) agreed that in most cases building design and performance Standards are being greatly Influenced by the Available Fund, Design Norm and Personnel Bases of Designers, building Practice and Users Demands. Failure to provide for a variety of Interaction under designing relation to Building Productivity is brought into Forefront where reduction in the cost of building and optimum value for money are required. The Design of a building is Highly Influenced by the Site, which is a reflection of the size, Shape, Scope, Orientation and the natural views of the plots.

1.1       The need of this Study

Akintunde (1991) However contends that in Nigeria there is need to investigate Design on Building Productivity. This Study therefore is necessitated by the need to reduce the spate of projects abandonment resulting from incorrect design to suits various projects.

1.2       Research Questions.

a.         What are the impact of building design issues and its effect on construction productivity?

b.         What are the building design requirement for construction productivity?

1.3       Aim of the Study

The aim of the study is to investigate the impact of building design on productivity with a view of identifying problems and proffer solutions.

1.4       OBJECTIVE OF STUDY

a.         To identify the impact of building design issues and its effect on construction productivity.

b.         To Identify the building design requirement for construction productivity.

1.5       Scope and Limitation

The scope of this study is to investigate the impact of building design on productivity in view of little time available for this dissertation is limited to Southwest Nigeria.
